Like any other city in the world, even though Las Vegas is a popular area in which to purchase real estate and invest in development projects, there are specific regions that are more attractive than others. Depending on your type of real estate investment, different neighborhoods in the city and surrounding area will have better or worse appeal factors. For example, if you wanted to invest in real estate such as hotels and entertainment venues, you would need to be where the tourists are. On the other hand, if you wanted to invest in housing real estate, you need to be where the locals are. Each segment of the Las Vegas market has its own popular region.

In reviewing various real estate agents' websites, it appears that one area that is considered quite agreeable is Green Valley Ranch. Officially located in Henderson, Nevada, a city within the Las Vegas Metropolitan, it is easily accessible within ten minutes of the Las Vegas Strip.

What sets this community apart from others is its unnatural location in the desert. Before the planned community was built, the area seemed an unlikely place to live comfortably, let alone attract luxury. But with the vision of specialty developers American Nevada, Inc, The District of Green Valley Ranch built in 2004 became their signature development. Green Valley and Green Valley Ranch offer a lifestyle which is rich in natural landscape, distinctive themed architecture where many of the homes use similar colors, materials and finishes, a lovely parkway bearing tall palm trees, and many pristine parks, recreation areas, and perfectly manicured golf courses. Indeed a luxurious setting to live and relax!

 
 


Another popular real estate region in Las Vegas is Seven Hills. More precisely, the most attractive location, with its European flair, is the Estates at Seven Hills. A highly sought after gated community with custom homes, magnificent views of the golf course, Las Vegas proper, and the foothills of the Black Mountain Range, the unique neighborhood surrounds the Rio Secco Golf Course and was designed by world renowned golf architect Rees Jones. And if you think that no one is investing in Las Vegas, think again, because purchasing a home in this area could cost you as much as six million dollars!

Self-indulgence is in abundance in Las Vegas and one more area which deserves mentioning as a popular real estate region is Summerlin. Although quite inexpensive, with homes selling for hundreds of thousands of dollars compared to the millions of dollars at Seven Hills, Summerlin beckons the individual who craves to be part of the “in” crowd. Considered the most popular of Las Vegas regions and viewed as the hottest location to live, the area is surrounded by the Desert Shores, Red Rock Canyon and The Springs Mountains. Comprised of seventeen separate villages, this beautiful region boasts incredible natural scenery including pine trees, mesquite trees, various grasses and colorful sandstone cliffs. The view in any direction is spectacular. Peace and quiet, lovely scenery, and all the amenities make this area of Las Vegas a paradise!
